Who we clean for

Sectors We Clean

These are the commercial cleaning sectors in Melbourne that Cleaningia works in: construction, offices, commercial property and real estate, venues and events, and churches and community buildings. If you manage a building or a project in one of them, this page shows which of our services fits your site and what the work usually involves. It also covers the sectors we don't take on, and where to go instead, so nobody books the wrong cleaner. For an overview of the business, start at Cleaningia's Melbourne cleaning company homepage.

Where we work

Which commercial cleaning sectors in Melbourne do we cover?

Our commercial cleaning sectors in Melbourne are construction, offices, property and real estate, venues and events, and churches and community buildings. Each has its own timing, access rules and standard of finish, so the table below matches every sector to the service built for it.

Floor care and graffiti removal run across all of these. A builder may need a new vinyl floor sealed before handover, a property manager may need tags removed from a vacant shop, and a church may need its hall floor stripped and resealed once a year. Those services are booked alongside the sector work, not as a separate job with a separate contractor.

Construction

What do we clean for builders and developers?

For construction, we clean new builds, fit-outs and refurbishments at each stage a builder needs: a rough clean after the trades, a detailed clean before the defects walk, and a final touch-up before keys are handed over. This is our main line of work.

Construction clients care about one date above all others. The cleaning plan is worked back from handover, with a buffer for the trades who always run over. Our crews carry white cards, work to the site's safety requirements, and fit around painters and floor layers rather than getting in their way.

At the end of each stage the builder gets a photo record and a room-by-room sign-off sheet, and we come back for defects items at no charge when they fall within the agreed scope. That paperwork is often what a site manager needs to close out the job with the client.

Typical sites include medium-density apartments, townhouse developments, commercial fit-outs, retail shells and display homes. Full detail on stages and inclusions is on the builders cleaning Melbourne page.

Offices

How do we work with offices?

For offices, we provide scheduled after-hours cleaning under a written scope, plus the periodic jobs a regular cleaner often can't do: hard floor polishing, strip and seal, upholstery on chairs and lounges, and a thorough clean before a lease ends or after a fit-out.

Office managers usually come to us because of a gap: the current cleaner misses things, nobody can say what was agreed, or the building manager has asked for a higher standard. Starting with a written scope fixes most of that, because everyone can see which tasks happen nightly, weekly and monthly.

After-hours work means trust. Keys, swipe cards and alarm codes are logged, crews sign in with building security where the building requires it, and we keep the same small team on each site so the building manager isn't meeting new faces every week.

Offices range from single-floor tenancies to multi-level head offices and co-working spaces. The details on how we set up a contract are on our office cleaning company in Melbourne page.

Property and real estate

What do property managers and agents book us for?

Property managers book vacate cleans between tenants and after a commercial lease ends, and sales agents book pre-sale cleans before photos and open inspections. Both need the same things: a fixed date, a clear checklist and a result that stands up to an inspection.

Leasing and vacates

When a property is handed back, the ingoing condition report becomes the checklist. Consumer Affairs Victoria's guidance on condition reports explains why that document matters when bond is assessed. We clean against it and photograph the result, so the property manager has evidence ready for the final inspection.

Vacate cleaning in Melbourne

Sales and presentation

Agents want a listing that photographs well and still looks right on the third open. We book around the photographer, work with vendors who are still living in the home, and pencil in quick refreshes before each open once the campaign dates are known.

Pre-sale cleaning in Melbourne

Landlords of vacant shops and offices also use us between tenancies. Months of sitting empty leave dust on every ledge, dead insects in light fittings and tired floors, and a clean plus a floor refresh often does more for a listing than a price drop.

Venues and events

How do we handle venues and events?

For venues and event organisers, we clean before doors open, during long events where needed, and after pack-down so the space is ready for the next booking. Crew numbers and timing are set from the guest count, the venue's curfew and the bump-out schedule.

Function centres, sports club rooms, galleries and private venues all have the same pressure: one booking ends late and the next begins early. The overnight turnaround covers rubbish, floors, bathrooms, kitchens and furniture, with anything broken or damaged photographed for the venue manager.

Venues often add periodic work between events, such as booth and chair upholstery or a strip and seal on a dance floor. Everything about planning an event clean is on the event cleaning Melbourne page.

Outdoor events add their own jobs: bins emptied through the day, grass and paths picked clean after pack-down, and portable toilets serviced if the organiser hasn't arranged a separate contractor. Those are agreed on the plan beforehand so they aren't left for the morning after.

What a venue brief should include

  • Event date, guest count and finish time
  • Venue curfew and bump-out window
  • Which areas are ours: hall, kitchen, bathrooms, outdoor
  • Bin and recycling arrangements on site
  • The time the next booking arrives

Churches and community

Do we clean churches and community buildings?

Yes. Church cleaning and community building cleaning cover worship spaces, halls, meeting rooms, kitchens and bathrooms, scheduled around services and hall bookings. Older buildings get gentler methods on timber, stone and original floors, and we price for the budgets parishes and community groups actually have.

Church cleaning is different from office work in a few practical ways. Pews and timber furniture are dusted and wiped with products that don't strip the finish. Candle wax is lifted from floors by hand rather than scraped. Weddings and funerals often need a clean at short notice, before or after, and a parish with one Sunday service has very different needs from one with several masses and a busy hall.

Community halls are often the hardest-working rooms in a suburb. A playgroup in the morning, a yoga class at lunch, a birthday party on Saturday night. Between-booking cleans keep the hall ready for the next group, and a yearly strip and seal on the floor keeps it from looking worn out.

Typical church and hall work

  • Weekly clean timed around services
  • Wedding and funeral turnarounds
  • Hall cleans between bookings
  • Hall floor strip and seal
  • Graffiti removed from walls and doors

Many Melbourne churches are more than a century old, with original timber boards, encaustic tiles and bluestone. Those surfaces are cleaned with pH-neutral products and never with acidic or abrasive cleaners, which can etch tile glaze and stone. Where a building is heritage listed, we check with the parish before using anything beyond routine cleaning.

Specialist sectors

Which sectors are better served by a specialist?

Schools, childcare centres, warehouses and industrial sites, commercial windows, and hospitals and healthcare all have their own rules, equipment and compliance needs. Rather than stretch our crews into them, we point you to cleaners who do that work every day.

Hospitals, clinics and healthcare

Medical and healthcare cleaning involves infection control standards and clinical waste handling that sit outside our work. We don't take on hospital or healthcare contracts; please look for a cleaner who specialises in medical facilities.

Restaurants, retail and hotels are also outside our focus. If your site is one of these, a general commercial cleaner with hospitality experience is the better fit. If you are not sure where your building sits, send a short description through the quote form and we will tell you honestly whether it is work we should do.

Getting started

What do we need from you to quote?

Tell us the sector, the site address, roughly how big it is and what you need done by when. We reply with the service that fits, any questions we need answered, and a written quote with the scope set out line by line, usually after a site visit for larger jobs.

  1. Describe the siteSector, address, size and the date that matters, whether that is handover, a lease end or an event.
  2. Walkthrough if neededLarger or unusual sites get a visit so the scope reflects what is actually there.
  3. Written quoteTasks, timing and price in writing, signed off before any work begins.

Cleaningia is ABN registered and carries public liability insurance, and certificates are available when a builder, building manager or parish council asks. Whenever the timing suits, send your site details through our quote form.

Questions

Schools, medical sites and warehouses: do we clean them?

The three sectors people ask about most often.

Do you clean schools?
No, school contracts aren't part of our work. Schools need cleaners who plan around terms, holidays and child safety requirements, and a specialist school cleaner handles that far better. We can still help a school with a one-off job we do regularly, such as graffiti removal or a floor strip and seal.
Do you clean medical centres or clinics?
No. Medical centres, clinics and hospitals need infection control procedures, clinical waste handling and training that are outside what we do. We would rather tell you that plainly than take on work we are not set up for. A cleaner that specialises in healthcare facilities is the right choice.
Do you clean warehouses?
Not as regular contracts. Warehouses and industrial sites need ride-on scrubbers, work around forklifts and cleaning at height on racking, which is specialist work. The exception is the office or showroom attached to a warehouse, and the builders clean on a newly built industrial unit before handover, both of which we do.

Unsure where your building fits?

Tell us about the site. You will hear which of our services suits it, or who handles that kind of work instead.
